renting is more paperwork than buying... no joke!

Step 1: Fill out the Quick questionnaire

This will cover the basics & ensure that we are aligned to start the search!

Step 2: Complete the Residential Tenant Application

This form will be the summary of your application. Make sure to fill it out entirely, but leave the SIN & bank information blank.

Step 3: gather all supporting documentation

What do you need? 

a full credit report. This should show your score & all active and previous credit with history.


Where to get your Credit Report: 

TransUnion or Equifax are the most trusted and used reports for landlords.

You have options:

Whether it is employment verification or proof of funds, you will need to show that you have the ability to pay rent.

Deposit: 

Within 24 hours of offer acceptance, first and last months rent will be due.  (so make sure you have them available)

Landlord references:

Having great references is critical to showing the new landlord that you are an ideal tenant.

  • verify that rent was paid on time
  • verify that rent was never missed
  • verify their experience with you


Personal References:

New to renting? a good friend, employer or someone to verify you and your character. 


Step 4: Send the docs to Jamie

  • Completed Rental Application 
  • Credit Report
  • Proof of Funds / Employment Letter &  Pay Stubs


Next Steps:

  • I'll review all the information to ensure you are able to meet the criteria for the place you want to rent
  • I will hold onto all this information and have it ready to send in with an offer
  • Lets go see places & start showings!
  • Complete forms 810 & 346
  • When we find a place, complete offer documents 400 & 320 to send in along with all of your supporting documents

Step 5: It's show(ing) time

  • Your information has been reviewed 
  • The property search has been setup 
  • Let's go on some showings!

I've attached sample forms to this document so you can review in advance. Take a look & get familiar! 

We won't necessarily sign 810 & 346 right away, but they will need to be completed eventually. 

Forms 400 & 320 are for your offer.
